3 Things To Research Before Making An Offer On Your Dream Home

Buying a home is an exciting time and when you finally find that perfect property, you will probably be anxious to get things moving straight away. The whole process can be very long, so people are prone to rushing it through as quickly as possible, especially if they’ve had a stressful time of it. But even though a home might look perfect on the surface, you need to be cautious because there are things that could go wrong.

Dream Home

If you have been pre-approved for a mortgage and you think you are ready to put an offer in, you need to do a bit of research first. There are some key things that you need to look into to make sure that this really is the right home for you. These are the main things to research before making an offer on your dream home.

The Location

If you have already looked around the house, you will already have done some research into the location. However, you need to dig deeper into the details to make sure that there are no issues you may be unaware of. For example, have you checked the local crime statistics? Have you calculated your commute time and looked at the traffic levels? How far away is the nearest shop? These details can make a big difference, so make sure that you look into the location properly before making an offer. This is especially important if you are looking for a property investment because tenants will research these things.

The Added Costs

When you buy a home, you don’t just pay the price of the house itself. There are a lot of added costs that people forget about and then they struggle with their budget, so do some research and work out exactly how much you need to pay. For example, you will need to pay buyer stamp duty, home insurance costs, closing costs, and real estate agent fees. After you move in, you may also need to spend some money renovating and decorating your home. So, make sure you budget for all of these added costs before deciding whether to make your offer or not.

Systems and Appliances

When you are looking around a home for the first time, you are just trying to get a general feel for the place. Is there enough space? Can you see yourself living there? What is the garden like? You will likely have a list of priorities drawn up and if the home meets those needs, you may decide to put an offer in. However, on future walk-throughs of the home, you need to consider some of the practical details as well, like the systems and appliances. Are the appliances included and if they are, what kind of condition are they in? If they are nearing the end of their useful lifespan, replacing them is an added cost you have to bear. You also need to check the heating, electrics, and plumbing systems because fixing those is expensive too.

It’s easy to get over-excited when you think that you have found your dream home, but before you do anything, take a step back and research these elements. If everything is fine, you can go ahead and get the ball rolling with an offer.
